The Gap Nobody Explains: A Roof Estimate Is Not a Roof Assessment
Here is how most roofing quotes are produced. A salesperson measures the roof (or pulls it from satellite imagery), counts the layers, picks a shingle line and a color, and prices the square footage. The number arrives fast, and it is usually accurate for what it describes — new shingles over whatever is underneath.
The reality: the shingle is the last thing that fails. In our experience, the roofs that leak early, blow off, or wear out in fifteen years share one of four underlying problems, and none of them shows up in a square-footage measurement:
Ventilation. Building code calls for roughly 1 square foot of net free vent area per 150 square feet of attic floor — or per 300 square feet when intake and exhaust are properly balanced between the eaves and the ridge. Many older Cincinnati homes have exhaust vents with little or no soffit intake, so the attic bakes in July and traps moisture in January (see how we corrected exactly that on a West Chester roof). Heat cooks shingles from below; moisture rots the deck, and the same heat leak is what builds ice dams and icicle rows in winter. Most manufacturer warranties require adequate ventilation, and a re-roof that ignores it can void the coverage the homeowner thinks they bought.
Structure. Soft decking, rotted rafter tails, and sagging ridges get shingled over every day. New shingles hide the problem for a season or two and then telegraph it right back through.

What "Lifetime Warranty" Actually Means — and What It Doesn't
Almost every roofing company advertises a lifetime warranty. The word is doing a lot of work, so it is worth unpacking what is actually being promised.
Material warranty vs. workmanship warranty. The shingle manufacturer warrants the shingle against manufacturing defects. Whether anyone warrants the installation — the nailing, the flashing, the ventilation — is a separate question, and it is where most roof failures actually live. A "lifetime" material warranty with no workmanship coverage leaves the homeowner arguing with an installer who may not be in business.
Prorated vs. non-prorated. "Lifetime" material coverage is typically prorated: after an initial period, the manufacturer pays a shrinking share of the shingle cost and nothing toward labor or tear-off. The number that matters is how many years are non-prorated — full replacement cost, including labor to remove and reinstall.
Who can offer which tier. Manufacturers reserve their strongest warranties for contractors who meet their certification requirements. GAF's top tier, the Golden Pledge® Limited Warranty, is available only through Master Elite® contractors and requires a complete GAF system (shingles plus a minimum of five qualifying accessories). It carries lifetime workmanship coverage that is non-prorated for up to 30 years, 50 years of non-prorated material coverage, and includes tear-off and disposal when a covered repair requires it.

Three mechanisms in the typical roofing sale work against the homeowner. None of them is deceptive on its face; they are simply how a volume business quotes.
1. Replacing in kind. The fastest quote is the one that puts back what was there. If the old roof had no soffit intake, no ice-and-water barrier in the valleys, and a bathroom fan venting into the attic, the "replacement" quote usually repeats every one of those conditions. We assess first, so the quote fixes the causes of the last failure instead of reproducing them.
2. Selling the correct roof as an upgrade. Many quotes start with a bare shingle-only package and list ridge venting, synthetic underlayment, ice-and-water barrier, starter strip, and the system warranty as add-ons. That packaging makes the roof the manufacturer actually warrants look like the expensive option. Why We Often Recommend GAF
We install several brands, and the right one depends on the house. That said, GAF Timberline® shingles are our most frequent recommendation for Cincinnati homes, and it is fair to explain why in technical terms rather than marketing ones.
LayerLock® and the StrikeZone® nailing area. Architectural shingles are two layers laminated together, and the nail has to pass through both layers in a narrow band to hold. Miss the band and the shingle is fastened through one layer only — the most common cause of blow-offs on otherwise sound roofs. GAF's LayerLock® construction mechanically fuses the layers and widens the correct nailing zone (GAF calls it StrikeZone®); GAF's published test placed 999 of 1,000 nails correctly. StainGuard Plus™ algae protection.
