Columbia Tusculum Homes and What They Need

Benjamin Stites and 26 settlers from New Jersey established Columbia in November 1788, the second permanent community in the Northwest Territory. What survives from that era is a handful of buildings — the Morris House on Eastern Avenue, built as a log cabin around 1805 and believed the oldest continuously occupied home in Hamilton County, and the Kellogg and Stites houses from the 1830s.

The actual housing stock is later. The City puts most buildings in the historic district at 1870 to 1900, with apartment buildings, a 1907 library and 1920s bungalows added after. The styles are Queen Anne, Stick and Colonial Revival, mostly vernacular builder work rather than architect-designed, with scattered Italianate, Second Empire and Shingle Style. The painted ladies are the neighborhood's signature.

The City's own district guidelines are unusually clear about roofing here, and worth quoting. Historic roofs in Columbia Tusculum featured slate and metal shingles or standing-seam sheet metal, and the guidelines encourage keeping those original materials — while explicitly accepting asphalt shingles as a replacement when they are colored to match the originals. That last part matters, because it means you are not necessarily committed to a slate budget on a slate house.

Queen Anne roofs are hip or multi-gabled or a combination, with turrets, dormers and stained glass. Shingle Style roofs are lower pitched. The neighborhood is also split between the river plain and Tusculum Hill, so two houses a few streets apart can have entirely different water problems.

Storms and Weather in Columbia Tusculum

Water is the story here rather than hail. The Ohio crested at 80 feet in the 1937 flood against a flood stage of 52, after major floods in 1913, 1918 and 1924. More relevant to a roof: in April 2024 stormwater running downhill from Mount Lookout collected near Delta Avenue and Widman Place and backed into homes, which a neighbor described as happening every couple of years. On a neighborhood split between a river plain and a hillside, where the water goes matters more than what falls out of the sky, and that is what we look at first.
