Hyde Park Homes and What They Need

The Mornington syndicate bought most of the land in the triangle between Edwards, Observatory and Madison in 1892, ran streetcar lines out to it and renamed the place Hyde Park. The village incorporated in 1896, and Cincinnati annexed it in two pieces, in 1903 and 1909. Most of the housing followed in the thirty years after that.

What that leaves is a neighborhood of Tudor Revival, Colonial Revival, Queen Anne and Foursquare homes. The City of Cincinnati's own architectural guide describes the Tudor Revivals concentrated here as having steep pitches with intersecting gables and dormer windows, slate or terra cotta tile roofs, and heavy decorative brick chimneys — and notes that entire streets in Hyde Park are lined with them.

Every one of those features is somewhere a roof can leak. Intersecting gables mean valleys. Dormers mean flashing. Decorative chimneys mean counter-flashing and, on the wide ones, a cricket behind. A quote that treats a Hyde Park roof as a square-foot number has not been up there and looked at it.

Can you just go over the old shingles?
We tear off. Laying new shingles over an old layer hides whatever the deck is doing underneath, adds weight, and shortens the life of the new roof. On a century-old house the deck is exactly the thing you want to see.

My roof was damaged in a storm. Do I file a claim or pay for it?
It depends on the damage and your deductible, and it is not always the obvious answer. We inspect first and tell you what we found, including when a claim is not worth filing.
