Clifton Homes and What They Need

Clifton was an independent village from 1850 until Cincinnati annexed it in 1896. The large estates north of McAlpin Avenue went up in the late nineteenth century, and when the streetcar arrived in the 1890s the rest followed — Victorian, Queen Anne and Four Square houses first, then Tudors, bungalows and apartment buildings through the teens and twenties. The median Clifton house dates to about 1941.

Those houses come with everything that makes a roof expensive to do properly: steep pitches, intersecting gables, dormers, turrets, decorative chimneys and slate. Every one of those is a place water gets in. A quote that treats a Clifton roof as a square-foot number has not been up there.

The terrain is the other half of it, and the number is striking. The City's own Clifton plan puts roughly 46% of the neighborhood — about 590 acres — on slopes steeper than 20%. That is not a detail; it decides where a truck can park, where a dumpster sits, and how material gets from the street to the roof. We look at that before quoting, because it is most of the difference between one Clifton job and another.

Part of Clifton sits in the Sacred Heart Academy and Mount Storm local historic district, and the City's conservation guidelines there are specific about exteriors: roofing should match the original in material, texture and color, and replacement windows should replicate the original in material, size, shape and detailing. If you are inside that district it changes what you can order, and it is worth knowing before you pick a product rather than after.

Two more things shape the work. Canopy here is 37.2%, ninth of Cincinnati's 52 neighborhoods, with more than 2,000 street trees — a heavy organic load on cut-up Victorian rooflines. And about two thirds of Clifton's units are rented, with half in buildings of five units or more, so a good share of the exterior work here is an owner's decision rather than a resident's.

Greater Cincinnati averages about 23 inches of snow a year across 22 days. The total is modest; the freeze-thaw cycling behind it is what works shingles, boots and flashings loose over a couple of decades.

Clifton has the best-documented wind damage of anywhere we work. On 13 July 2016 the National Weather Service survey recorded straight-line winds of 90 to 100 mph across East Westwood and Clifton, with widespread tree damage and, in the surveyors' own words, roof shingles and siding removed from multiple sides of buildings.

On 11 August 2026 a derecho crossed the region — the first to reach Greater Cincinnati since 2012. A 68 mph gust was measured at Lunken, and Duke Energy lost more than 180,000 customers, with close to 49,000 still out in Hamilton County a day later. Wind damage of that kind is often not obvious from the ground; lifted shingles and loosened flashing show up as leaks months later. Clifton was in it — local coverage of the derecho includes a downed tree lifted into power lines here. Hail, on the other hand, is not part of the picture: there is no meaningful hail record in this part of Hamilton County over the last decade, and we will not pretend otherwise.
