Indian Hill's housing is bimodal. Around 12% predates 1940 and roughly 46% predates 1970 — that is the estate era, when the 1924 Camargo development was subdividing land into 25-acre plots. Another 23% has been built since 2000. The median of 1974 describes very few actual houses.

The homes are large: 42% have five or more bedrooms and another 35% have four, and 97% are single-family detached. We do take slate and tile work, though it is a smaller part of what we do than asphalt, and on a large estate roof we will tell you plainly if a specialist is the better call. What we will not do is quote a slate roof as though it were an asphalt one and revise it later.

The other Indian Hill factor is trees. The village terrain runs from open grassy fields to heavily wooded, steeply sloped mature canopy forest, and the green areas program has deliberately kept it that way. Mature limbs over a large roof are a real risk to it, and the debris load on valleys and gutters is heavier than anywhere else we work.

The roof is enormous and heavily shaded. What actually fails first?
Usually the north and shaded slopes, and usually not the shingle itself. Moss and organic debris hold moisture against the roof, valleys stay wet, and the failure starts at the flashings and in the valleys rather than in the open field. On a large wooded lot that is where an inspection should start.

How long does a roof replacement actually take?
Most are a single day. A large or cut-up roof can run into a second day, and we will tell you which yours is before we start rather than after.

Can you just go over the old shingles?
We tear off. Laying new shingles over an old layer hides whatever the deck is doing underneath, adds weight, and shortens the life of the new roof.

My roof was damaged in a storm. Do I file a claim or pay for it?
It depends on the damage and your deductible, and it is not always the obvious answer. We inspect first and tell you what we found, including when a claim is not worth filing.

What does the warranty cover?
